For your information

Yesterday I received an email from Mr Jeff Brown, Head of Development Control Service, NWBC (the man you need to object to) with a new proposed view of the development which he had received from the planners in response to my email to him.

The planners didn't like my superimposed picture because they thought it was out of proportion, so they produced one for us and here it is:-


I can see some very striking resemblances to my picture (where is Alpha House?), but I would note the following:-


If you can see the picture in detail it shows the roof height off the club to be 4.9m.  I measured this myself and it was approximately 3.75m from ground level. It would appear that the 4.9m shown is the height of the club roof from the road level. This would indicate that the ground is to be "dug-out" (by more than 1m at the rear) and leveled first, yet there is no mention of this in the plans. I am sure this task would add a fair amount to the cost of building this property (especially as it would butt-up against two listed walls), thus reducing the interest (or profit) for a prospective builder and therefore the value of the land.

In the Design and Access Statement the "Club" wish to sell this land to raise funds to renovate the roof and the internal appearance of the premises, however there is no mention of how much they believe the land would be worth and whether they could raise enough to meet their needs.
